In May, the prices of agricultural land in Ukraine became the highest in the history of the land market - KSE

According to the data of the Kyiv School of Economics (KSE), in May the prices of buying and selling agricultural land in Ukraine rose sharply and reached the maximum values for the entire time of the existence of the land market. Thus, the average cost of a hectare of land amounted to UAH 45,000, which was 8.2% higher than in April and 5.6% higher than in March of the current year.

At the same time, the price of a hectare of land designated "for commercial agricultural production" reached UAH 46.2 thousand in May.

"The study took into account the official prices indicated in the Register of Property Rights during land purchase and sale transactions. Market prices for land can be significantly higher, since most of the deals are concluded at a price that differs by no more than 2% from the regulatory monetary assessment - the minimum price established by law for land previously under moratorium," KSE noted. .

"In 2024, the average price for agricultural land was higher than in previous years. This indicates that the opening of the land market for legal entities from January 2024 led to structural changes in the market and an increase in the value of agricultural land. But the May price increase is unlikely to become a long-term trend," KSE believes.
