In August, the number of transactions on the Ukrainian land market decreased by 17.6%

In August, activity on the agricultural land market in Ukraine decreased significantly. Thus, compared to July, the number of purchase and sale transactions decreased by 17.6% to 8,255, the total area of land sold decreased by 18% to 16,260 hectares, and the average price per hectare decreased by 0.8% from 60,942 to 60,430 UAH/hectare.

This reduction in the number of transactions was the largest since the beginning of 2026. While in the spring and early summer, market activity gradually decreased, in August it decreased sharply. Experts from the Institute of Agrarian Economics explain this situation by a change in the regional structure of transactions.

Among the main regions, the price of agricultural land decreased the most in Khmelnytskyi region - immediately by 17.5% to 65,432 UAH/ha and in Kirovohrad region - by 12.4% to 56,129 UAH/ha, while in Kyiv region it increased by 10.2% to 72,774 UAH/ha.

At the same time, the Institute of Agrarian Economics believes that the 0.8% decrease in the average price does not fully reflect the situation in the regions. If the slowdown in the land market continues in September, the average price will fall even more.

The blockade of sea exports has caused grain prices to plummet, reducing farmers' incomes and leading to difficulties in paying land rent, which has risen sharply in recent years.
